Duke Realty Secures Lease Deals for Savannah Portfolio 100% Leased

The Atlanta office of Duke Realty Corporation (NYSE: DRE), the leading domestic only, pure-play logistics property REIT (Real Estate Investment Trust) in the United States, announces the execution of lease agreements and renewals totaling 1,466,460 square feet of industrial real estate space in Savannah. The activity includes the leasing of Duke Realty’s largest speculative development in the market at 820,260 square feet of space to a global e-commerce giant. Additionally, the company leased two facilities to Tradepoint Logistics and renewed a lease with Supply Chain Management. As a result of this lease activity, Duke Realty’s Savannah portfolio of more than nine million square feet of space is 100 percent leased. 

“The country and our coastal markets continue to experience high demand for industrial space and Savannah is no exception with a vacancy rate of approximately 1.0* percent,” said Brian Sutton, Duke Realty’s vice president of leasing and development in Georgia. “We are continuing to make investments in developing strategically located, modern facilities and we are finding that due to the high demand for space our speculative developments are being leased prior to completion.”
 

Duke Realty’s under-construction distribution warehouse on a 53.4-acre site at 60 Triple B Trail in Pooler, Georgia is scheduled for completion in July 2022. Its proximity to the Port of Savannah, the nation’s third largest and fastest growing container port, made it an ideal location for an online retailer dependent on international shipments. The state-of-the-art facility will have 40-foot clear heights, 150 dock doors, 328 trailer parking spots. It is being built to LEED® certification standardsmeeting requirements for environmentally sustainable construction and site development, water savings, energy efficiency and construction waste management.

Tradepoint Logistics has inked two lease deals in Savannah — one for a 284,400-square-foot facility at 250 Grange Road and another for a 99,000-square-foot facility at 248 Grange Road. Additionally, Supply Chain Management renewed its lease at 246 Grange Road for 262,880 square feet of space.

KBC Advisors Inc served as the tenant representative for the lease negotiations on 60 Triple B Trail. Brian Sutton represented Duke Realty in all transactions.
