Duke Realty Pre-Leases ~113K SF Speculative Development in Savannah Market

Industrial Activity Remains Strong in One of the Fastest Growing Industrial Markets in U.S.

The Atlanta office of Duke Realty Corporation,  announces a lease deal for a 113,400-square-foot facility at 15 Aviation Court in Garden City, Georgia that is currently under development. The company leased its latest speculative development in the market to Newline Interactive, a global leader in interactive touch display screens and innovative communication tools. As a result of this activity, Duke Realty’s Savannah portfolio of more than 8.2 million square feet of space is 100 percent leased.

“Savannah is experiencing the same low vacancy rates for industrial space as other coastal markets across the country and demand for space remains at all-time highs,” said Brian Sutton, Duke Realty’s vice president of leasing and development in Georgia. “We are finding that our continued investments in developing strategically located, modern facilities are paying off with customers leasing space while it is still under construction in preparation for continued e-commerce growth and to ensure there are minimal supply chain disruptions.”

The combination of a great facility, situated in such a strategically important location, and managed by a great partner in Duke Realty made this an obvious choice for Newline.”

Duke Realty’s under-construction distribution warehouse on a 9.6-acre site at 15 Aviation Court in Garden City is scheduled for completion in July 2022. It sits two miles from the Port of Savannah, the nation’s third largest and fastest growing container port, and along the primary truck route for Savannah’s Garden City Terminal and I-95. The state-of-the-art facility will have 30-foot clear heights, 30 dock doors, 32 trailer parking spots. It is being built to LEED® certification standards — meeting requirements for environmentally sustainable construction and site development, water savings, energy efficiency and construction waste management.
