Dermody—a diversified private equity investment management company focused exclusively on the national logistics real estate sector—is pleased to announce that it has commenced construction on LogistiCenter at South Forsyth, a 93,960-square-foot, state-of-the-art logistics facility located at 7515 New Boyd Road in South Forsyth County. The Class A facility is available for pre-leasing and slated for occupancy in the fourth quarter of 2025. Dermody acquired the 10-acre site where the facility is being built from Florida Food Products, LLC in October, 2024.
“Breaking ground on LogistiCenter at South Forsyth allows us to quickly bring much-needed logistics space to this highly constrained infill market in the suburbs of South Forsyth and North Fulton,” said Wes Hardy, Southeast Region Partner for Dermody. “Pre-leasing is active, and we anticipate strong demand from companies drawn to the desirable South Forsyth, Alpharetta, Johns Creek and Suwanee corridor—a densely populated suburban area of Atlanta. The recent commitment to the area from great companies like Boston Scientific and Boehringer Ingelheim further underscores the strategic advantage of this location.”
Strategically situated along the southern edge of Forsyth County and North Fulton, LogistiCenter at South Forsyth offers exceptional connectivity via Interstate 85 to the east, Georgia 400 to the west and Interstate 285 to the south. Its location within Johns Creek Technology Park is ideal for tenants seeking small-to-midsized manufacturing, distribution and warehouse space with access to the area’s dense residential base and high-quality labor pool.
“LogistiCenter at South Forsyth reinforces Dermody’s commitment to the dynamic Southeast region,” said Elizabeth Kauchak, Chief Operating Officer for Dermody. “Its prime location, proximity to prominent industry leaders and strong infrastructure, provides a significant competitive edge for companies seeking growth within this dynamic market.”
LogistiCenter at South Forsyth will feature a 2,500 SF speculative office, 32’ clear height, 54’ x 60’ column spacing, 22 dock-high doors, 2 drive-in doors, 99 parking stalls, ESFR fire protection and LED lighting.
Dermody is represented by Reed Davis, Bob Currie, Brad Pope and Hannah Dillard of JLL. Dermody’s Southeast Region spans nine states, with particular focus on Atlanta logistics real estate. The region currently has five projects under construction and more than 830,000 SF available. For more information on those properties, please visit the region page on Dermody’s website.
